House next to me definitely got trashed. And to top if off, the previous owner stopped by last week...went into the garage for about 45 seconds and left. Took nothing in with him and brought nothing out. Not sure why he stopped by, but the place did not burn down or explode. Odd. Foreclosure.com shows its status as "tax lien".

That's a really good thing for you! Often times, you can literally buy the tax lien from the government. Check with your state's or municipality's tax laws. I know a lady who came into a lot of self made wealth buy buying these so-called tax liens straight from the government. You essentially become the "mortgagor", I believe. You can then flip the property, making a decent sum of money by playing the middle-man. Catch is, you have to have a pretty good amount of liquid cash to support this hobby. Any one please feel free to correct me if I'm wrong in any of the details as I'm not exactly sure how to do this.

I'm honored to have my thread in this masterpiece. Yeesh this thread started 5-23-06, almost two years ago. Man take this, turn it into a book, stash it away and bring back out in 50 years and you'll laugh at all of this.

Unfortunately, I don't have that kind of cash laying around. Any idea what usually happens to houses in this situation? I mean, if it sold for market value, it's now market value plus the $100k in liens on the home. Nobody is going to eat that. Someone here is going to eat something, but who?

It'll probably be auctioned off on the courthouse steps sometime soon. Your local courthouse should post the details of all upcoming auctions. Sometimes they do this online (my home county, Bexar, does this), but smaller counties just post them in the front of the building usually. Even if there are liens on it, sometimes you can buy these properties for a fraction their value. Many mortgage companies often take quite a hit when properties foreclose. That's why they're usually pretty willing to help you out. It saves them a ton of hassle and money.

The tax lein get settled first, and then the mortgage company will get their due. If/When it goes to auction.

With the housing market the way it is in your area (did a bit of research before posting this) it looks like a hard sell. The house is upside-down when you add in the mortgage and the lein, so it's not something most private investors or homeowners will want to touch. It could be a good long-term investment, but you would need to come up with your own cash to buy it.

Yikes. So your saying this is probably going to be a vacant lot for some time eh? You should get your neighbors involved heavily JMJ. See what ideas your street can come up with.

WOW. Just, WOW.

I saw someone walking around the backyard today. I went outside to see who it was, it was the neighbor on the other side. I didn't recognize him with his glasses and hat. Anyway, he decided it was time to go inside the house and take a look, so of course I had to go along in case he fell down the stairs or something

Words cannot describe what they did to this place. Trashed is not even a good description. It's just DESTROYED. Let me start a list:

Broken windows throughout the house. Broken glass still sitting there.

Electrical sockets hanging out of the walls. The ripped a chandelier right out of the ceiling and took it with them.

Wallpaper ripped off most walls, with the mess that is left behind still there.

3rd floor is plywood on the floor with staples and carpet pieces still attached. Marmaduke crapped and pissed all over it, which is why they had to rip it out.

There are holes in the walls throughout the house.

The stairwell leading to the 3rd floor has had the plaster ripped off the wall, you can see the framing behind it.

The steps in the stairwells are destroyed, with some tilting as you walk on them.

The bathrooms are all ripped apart. Toilet pieces missing. washer/dryer gone.

He tried to steal the dishwasher, it's halfway pulled out but I don't think he could get it completely out.

Trash throughout the place.



I'll probably get back in there and take some pictures, you have to see it to really appreciate the destruction. I can't imagine what it's going to cost to get that place in "livable" condition again.
