WOW. Just, WOW.

I saw someone walking around the backyard today. I went outside to see who it was, it was the neighbor on the other side. I didn't recognize him with his glasses and hat. Anyway, he decided it was time to go inside the house and take a look, so of course I had to go along in case he fell down the stairs or something

Words cannot describe what they did to this place. Trashed is not even a good description. It's just DESTROYED. Let me start a list:

Broken windows throughout the house. Broken glass still sitting there.

Electrical sockets hanging out of the walls. The ripped a chandelier right out of the ceiling and took it with them.

Wallpaper ripped off most walls, with the mess that is left behind still there.

3rd floor is plywood on the floor with staples and carpet pieces still attached. Marmaduke crapped and pissed all over it, which is why they had to rip it out.

There are holes in the walls throughout the house.

The stairwell leading to the 3rd floor has had the plaster ripped off the wall, you can see the framing behind it.

The steps in the stairwells are destroyed, with some tilting as you walk on them.

The bathrooms are all ripped apart. Toilet pieces missing. washer/dryer gone.

He tried to steal the dishwasher, it's halfway pulled out but I don't think he could get it completely out.

Trash throughout the place.



I'll probably get back in there and take some pictures, you have to see it to really appreciate the destruction. I can't imagine what it's going to cost to get that place in "livable" condition again.

You're clearly not in sales.

etc. Gotta look at the positive man!

My parents bought a house back in the day in which all the pipes had rusted solid so no running water and plaster walls that had to be torn into to replace all the pipes then all the walls repaired. Termite damage on one of the main support beams. Kitchen built in the 20s and basically never updated. But great location and lots of square feet. They put about 30k into it in 2 years and sold it for 125k profit.

Somebody is going to make a bundle on that house.

If you and a handful of neighbors/buddies can pool together enough $ to make a run at least @ a down payment to purchase the home, you might want to go see an atty and put together a plan to get the necessary financing and structure your partnership to make it happen. Seriously, I can't imagine HOW you'd pick up real estate for less or a better buyers market to do it in. Big project though

I dunno how much profit they will make given the home's situation.

The mortgage on the house is $244k, with probably just a bit over $100k in tax liens. 2 more liens were put on the house, one in Feb and one in March of this year. They just keep piling up. That's over $344k alone...ouch!

Right, and whoever buys it will pay cents on the dollar of that. You think that the lien owners are thrilled to have this bad debt on their books and that stinker as collateral? They want to get rid of that eyesore in the worst way. At least make an offer. You might be surprised.

Remember last month when Bear Stearns closed at $30/share on Friday and by Monday had been bought for $2/share? When someone is sitting on an illiquid asset and they need cash fast, they don't get a good deal.

What I'm saying is that both the government and the lien holders want to get as much cash as possible back on this bad debt, and no-one familiar with Our Hero's financial situation will be interested in waiting around for him to pay his debts. Your offer might be their best case scenario. That's why I suggest speaking to a real estate atty. They'll know your options and your risks, and will be able to help you navigate the negotiations with all these counter-parties.

Listen to leejo. It'd be MORE than worth any consultation fee if you can work out how to get this property. Don't let it just sit there and destroy the value you have in your house to!

Then when you fix it up you can make a sky-way and connect both houses. Then you could have like a summer home and a winter home, or just a guest house and it would be connected. I mean geez its already gotta pool and Christmas decorations up.

Dunno about that . I'd be looking to enlist some partners to spread the risk around a little. My father-in-law says that on a good (oil) well there's plenty of money to go around, but on a bad one it's good to have partners.

Or just buy it as a primary residence. Takes cap. gains out of the equation and cuts the expenses/risk considerably. And it could be a family adventure!

Forget both of those ideas. Buy the house, gut it, insulate the hell out of it and set up our own private TG server farm. We can use the upstairs areas for LAN events.

These idiots absolutely did lock Marmaduke upstairs for a significant amount of time after they moved out...and he let them know he wasn't happy about it.
